Larger units may need a second head or a multi-zone system; buildings with existing ducts are quoted as central heat-pump change-outs. We confirm the approach per building at the assessment.

Why a contractor that builds apartments

Our day job is mechanical work in occupied and under-construction multifamily buildings across LA: corridor and garage ventilation, dryer vents, bathroom and kitchen exhaust, rooftop and split systems. Working around tenants, staging by floor, and closing permits with the city is what our crews already do. A fourplex retrofit is a small version of a normal week.

What LA County now requires of landlords.

EffectiveJanuary 1, 2027 in unincorporated LA County (or when the County's enforcement fee is finalized, if later).
ThresholdHabitable rooms kept at or below 82°F — bedrooms, living rooms, dining rooms, kitchens. Bathrooms, hallways and closets are excluded.
WhereRental housing in unincorporated LA County. Incorporated cities adopt separately; the City of LA directed a feasibility study in February 2026.

The plan covers one split system, package unit, wall furnace or mini-split head per unit; additional systems and central plant equipment are quoted separately. Turnover checks and pre-lease inspections come with a documented condition report. Call for per-unit rates for your portfolio.

Frequently asked questions

Do I have to install air conditioning in every unit for the 82°F rule?

Not necessarily. The ordinance requires the threshold be met and it prefers passive measures. Some units will pass with shading, insulation and fans; others will need a mini-split. The assessment tells you which is which, unit by unit, before you spend on equipment.

Is the rule in effect in the City of Los Angeles?

Not yet. The 2027 standard applies to unincorporated LA County. The City Council directed a feasibility study in February 2026. Buildings we assess now are documented against the County threshold so nothing has to be redone if your city adopts it.

Will your tech deal with my tenant directly?

Yes. For plan units the tenant uses a scheduling link, we confirm the visit with them, and you get the report. For retrofits we handle tenant notices and access scheduling floor by floor.

Do you pull permits and do HERS testing?

On every replacement and every new system, yes. Rebates require a closed permit, Title 24 requires HERS verification on many change-outs, and an unpermitted install is a liability on a property you will eventually sell or refinance.

Do you charge for estimates?

Estimates for replacements and new installations are free and in writing. Service and repair visits carry a minimum trip charge, and we tell you the amount when you book.
